Save Thousands on EV Charging in New Jersey: Top Incentive Programs for Multifamily Properties

04/17/2025

If you’re a New Jersey property owner or manager interested in installing EV chargers at your multifamily property, there’s good news: Several substantial incentive programs are available to make EV charging infrastructure more affordable and accessible for your properties.

To help you navigate these opportunities, we’ve created this comprehensive guide outlining the most important programs available in New Jersey. Many of these incentives can significantly reduce your upfront costs and even provide ongoing benefits.

Note: Programs are specific to different utilities and municipalities, so review carefully to identify which apply to your property. Additionally, remember that the federal Alternative Fuel Vehicle Refueling Property Tax Credit (commonly known as “30C”) is available to further reduce your costs.

Understanding EV Charging Economics

Before diving into specific incentives, it’s helpful to understand typical costs:

  • Level 2 charging station hardware: $2,000-$5,000 per port
  • Electrical infrastructure upgrades: $5,000-$15,000 per port (varies significantly based on site conditions)
  • Total installed cost per port: $7,000-$20,000

With incentives to cover substantial portions of your upfront costs, combined with revenue generation through operating the chargers, positive ROI can often be achieved in anywhere from 2 to 5 years. On top of this, properties offering EV charging typically see increased property values and higher tenant satisfaction and retention, driving additional tangential revenue and savings for your property.

It Pay$ to Plug In

If you’re looking to install EV charging at your multifamily property, this NJDEP program can help offset costs for both purchasing and maintaining the charging infrastructure. The program is designed to expand New Jersey’s growing network of EV infrastructure while improving air quality for everyone.

Through this program, you can receive:

  • Up to $750 per Level 1 charging port
  • Up to $4,000 per Level 2 charging port
  • Coverage for installation of charging stations within 9 months of grant execution

Funding is available for multi-unit dwellings with a minimum of five (5) units.

The program application process is straightforward through the System for Administering Grants Electronically (SAGE) portal, but remember that completed projects are not eligible – you must apply before purchasing or installing equipment.

Typical timeline: 3-6 months from application to funding disbursement.

ChargeUp New Jersey MUD EV Charging Program

This program is specifically designed for multi-unit dwellings (MUDs) through New Jersey’s Clean Energy Program. It offers substantial incentives to help property owners and operators install Level 2 EV charging stations for their residents.

Through this program, you can receive:

  • Up to $4,000 for the purchase of dual-port, networked Level 2 EV charging equipment
  • Up to $6,000 per charging station for eligible MUDs located in a designated overburdened municipality
  • Up to $5,000 towards electrical infrastructure upgrades for properties in non-investor-owned-utility territories

Incentive caps are tiered based on the number of units in your property (ex: receive funding for up to 3 stations for properties with 5-40 units or up to 24 stations for properties with over 200 units).

Any brand of Level 2 charging equipment is eligible, provided it meets requirements including ENERGY STAR certification, dual-port configuration, UL2594 listing, and the ability to network with a state-compliant EV charging network provider.

Typical timeline: 2-4 months from initial application to incentive payment.

Atlantic City Electric EV Smart Program

For multifamily properties in Atlantic City Electric’s service territory, this program provides significant incentives through their EVsmart Make-Ready Program to help deploy new EV charging infrastructure.

Through this program, you can receive:

  • Up to 75% of electrical infrastructure upgrade costs covered, up to $5,000 per port for market-rate multi-family dwellings
  • Up to 100% of electrical infrastructure upgrade costs covered, up to $6,700 per port for properties in overburdened communities

A maximum of 10 ports per site eligible for incentives, and chargers must be Level 2, ENERGY STAR certified with standard SAE J1772 or NACS connectors.

The program requires that charging stations be accessible to all EV-driving residents of the multifamily dwelling and that site hosts share charging data with Atlantic City Electric.

Typical timeline: 2-3 months from application submission to approval, with funding available through December 31, 2026.
